Thus, a nonprofit HOA, getting preferential IRS tax treatment, is subsidizing a for profit apartment complex within it. The HOA employees manage the surrounding property, and maintain the community center. HOA contractors maintain the grounds, plow the sidewalks and roads. If an apartment dweller slips on the ice, or is hurt in the gym or the pool, the HOA is liable. That is very fascinating, and one would love to hear how this can be structured.
