<description>Agreed.  More grit, more harassment (the weird kind), more vermin, more crime, more friction in general . . . In my experience, that&amp;#039;s what density brings, not just better transit and walkability.  I&amp;#039;m open to having this conversation about the tradeoffs Boulder&amp;#039;s going to have to make as people keep moving to the Front Range, but let&amp;#039;s please get real about the changes increased density brings.  It&amp;#039;s not all bike paths and brewskis. </description>

The area, home to thousands of people, is fully developed with apartments, condos, single family homes, a large retirement community and retail. </description>

<description>We are talking about the the view.  As someone who lives and works in East Boulder it&amp;#039;s annoying when people say these buildings located in the geographic center of town don&amp;#039;t block anyone&amp;#039;s view.    And FWIW, I support form-based code because the current system that produced the glomoliths on East Pearl is broken.  I also support height restrictions.  And I think developers are in it for themselves.  They&amp;#039;ll continue to build the cheapest buildings possible, and charge as much as they can for people to live and work there, unless told otherwise.  This idea that if you just  get rid of height restrictions all of a sudden developers will start building gorgeous tall buildings is a fantasy. </description>

<description>These buildings have functioned as de facto affordable for decades due to fact that they are older. If the City hadn&amp;#039;t bought them they&amp;#039;d have likely ended up in private hands and turned into something else - like upscale condos as others in the area have - in short order. The City&amp;#039;s purchase means they have a shot at staying more or less the same (not over-fancified). The main problem is making sure that neighborhood people like Pam the librarian who have lived there for years can stay. </description>

Well, it depends on the situation, but if you&amp;#039;re in the flood plain and have a mortgage your mortgage company will require you to buy flood insurance from the NFIP.   And if you don&amp;#039;t buy it yourself they will buy it on your behalf and then charge you for it. </description>

<description>Because flood insurance is underwritten by the federal government (FEMA and the National Flood Insurance Program).  It doesn&amp;#039;t matter who your agent is, you still have to deal with FEMA and the NFIP. </description>
