Lisa Morzel deserves another term because she listens. She's accessible and more than earned my vote this year by responding quickly to neighborhood concerns about flooding. While she doesn't always make the right call right off the bat she has proven herself willing to change her position based on new information.

Would it be possible to add CDOT's estimated revenues to this story? CDOT says the project is on track but how do we know that without comparing what's actually happening with what they projected?

Agreed. More grit, more harassment (the weird kind), more vermin, more crime, more friction in general . . . In my experience, that's what density brings, not just better transit and walkability. I'm open to having this conversation about the tradeoffs Boulder's going to have to make as people keep moving to the Front Range, but let's please get real about the changes increased density brings. It's not all bike paths and brewskis.

I won't argue that past mistakes weren't made, but that's water under the bridge. The question now is how to fix. The area, home to thousands of people, is fully developed with apartments, condos, single family homes, a large retirement community and retail.

The affected area has flooded four times since the 1930's. It does not take a 100 year event to overtop US36.

We are talking about the the view. As someone who lives and works in East Boulder it's annoying when people say these buildings located in the geographic center of town don't block anyone's view. And FWIW, I support form-based code because the current system that produced the glomoliths on East Pearl is broken. I also support height restrictions. And I think developers are in it for themselves. They'll continue to build the cheapest buildings possible, and charge as much as they can for people to live and work there, unless told otherwise. This idea that if you just get rid of height restrictions all of a sudden developers will start building gorgeous tall buildings is a fantasy.

"It's not like they are blocking anyone's view . . ." Views belong to everyone, not just homeowners. And this development blocks everyone's arriving downtown on Pearl from the east. It's imposing in a Denver-like way. Frankly, I found the industrial stuff that was there before way more interesting to look at.

These buildings have functioned as de facto affordable for decades due to fact that they are older. If the City hadn't bought them they'd have likely ended up in private hands and turned into something else - like upscale condos as others in the area have - in short order. The City's purchase means they have a shot at staying more or less the same (not over-fancified). The main problem is making sure that neighborhood people like Pam the librarian who have lived there for years can stay.

Why not drop flood insurance? Well, it depends on the situation, but if you're in the flood plain and have a mortgage your mortgage company will require you to buy flood insurance from the NFIP. And if you don't buy it yourself they will buy it on your behalf and then charge you for it.

Because flood insurance is underwritten by the federal government (FEMA and the National Flood Insurance Program). It doesn't matter who your agent is, you still have to deal with FEMA and the NFIP.
