<description>I&amp;#039;m thinking that you could view simple text search as Level I of a solution to a problem.  Think of the Level II solution to the problem as being that the system has already processed all of the text through its algorithm in order to figure out exactly what is for sale, and to apply a quality score to that listing based on the algorithm.  A way to think about it might be as follows:  let&amp;#039;s say that you&amp;#039;re looking for light industrial space and you input your search.  One of the potential properties has freeway visibility, while all of the others do not.  The algorithm not only checks the asking price for that space against industrial properties near the site, but it also checks it against other industrial properties with freeway frontage, and it uses all of the information available to score the listing&amp;#039;s search rank.  So maybe the space is more expensive because it has freeway frontage, or maybe it&amp;#039;s still expensive even if you compare it against other properties with frontage.  Getting the algorithm to be able to recognize that difference, and to tailor search results based on the quality of the listing is where the analytics come in.  Google has become a multi-billion dollar company based on creating order from the chaos of the web.  The listing services need to do the same thing with their systems.  Right now the listing systems are run like a swap meet. </description>

<description>Thanks for commenting.  I actually use ring analysis with my GIS to automate review of properties.  I throw say 500 local land listings in the GIS, tell it to do ring analysis for each as to the average list price within a 3 mile radius, and then tell me what % the listing is discounted to the competition.  Doing that I get a list of usually about 5 or so deals that truly are discounted, and which have a very high success rate of going into contract in a few days or maybe a few weeks.  I further review those properties, but now I&amp;#039;m reviewing 5, not 500.  It sounds like using mittens when you should be using gloves, but I promise it works.    For the text analysis, I guess my point is that text analysis can help with classification problems that the system is not already set up do deal with like for instance, does the property have freeway visibility.  That kind of thing isn&amp;#039;t suited to having a check box &amp;quot;(Yes Freeway?)&amp;quot;, so it&amp;#039;s something that text mining can help with if you want to compare like properties.  There is a lot of mine-able data in the comment fields of listings that can help with the fuzzy classification problem that exists with trying to determine exactly what is for sale/lease. </description>
