<title>But Then What : SwapRent: An Alternative For Saving Underwater Homeowners</title>
<link>http://www.butthenwhat.com/?p=5920#IDComment30341157</link>
<description>SwapRent is an unbiased, market-based solution. The contract allows for the creation of &amp;quot;economic renters&amp;quot; and &amp;quot;economic landlords&amp;quot; which provides for the pricing of potential residential value changes today. This has the following CONCURRENT effects: no governmental intervention (to compel private sector to comply), no carrying costs for banks to maintain foreclosed properties), no risk of writedowns for banks, stabilizes homeownership as residents can remain in the property, increase flexibility of hedging and product development, allow for participation in residential real estate (i.e., asset class exposure), etc. Other &amp;quot;solutions&amp;quot; are too narrowly focused, have a number of qualifiers, and have too limited a shelf life. The government, the private sector, and the public should give serious consideration to this out-of-the-box solution aka SwapRent, in particular, during these uncertain times. </description>
