You seem extraordinarily confused.

Your assertion that the expansion of the PRS somehow prevented the building of social housing is, well just plain silly. I’d love to hear your reasoning behind that one.

The fact is that the expansion was down to demand, partly because there wasn’t enough social housing being built!! However in terms of owner occupier rates falling, you apparently overlook the massive immigration numbers and also the MMR in 2014.

And then you also ignore the enormous positive effect on the number of dwellings available through activity by landlords and property investors (renovation, sub-division, conversion, new-build, etc). Of course as the sector is about rentals it is not surprising that properties introduced in such a manner will often be for rent and not for purchase. These very actions mean an increase in availability for both.

Nobody is suggesting that an increase in home ownership is a bad thing. What Dr Beck is doing is questioning the methodology behind the intention.

As for your comment about the intention to destroy the PRS being nonsense, I’m not sure if you are referring to the PRS including the BTR division. Leaving them out of the picture then I have to say that the evidence very strongly suggests you are wrong.

I agree. According to the HoC Library there are 9.5 million immigrants. I have no issue with them whatsoever but it must be understood what effect that has on housing, including the decline in home ownership.

You are of course completely right t2, though the issue is wider than that. The sector has been hit with so much regulation and legislation that all brings cost with it. A great example is the latest EICR on electrical installations. Whilst ultimately it is there to ensure that the tenants are safe in their homes, it can sometimes bring considerable extra expense, but what is interesting is that the legislation has only been applied to the Private Rented Sector so it would seem that it's quite acceptable to fry social tenants!

What is your point? If my friend puts his houses on the market the tenants will have to be evicted. Do you understand that? And incidentally, whether they would love to buy or not, the fact is that very few of them would qualify for a mortgage.

A couple of years ago a landlord friend of mine, totally disillusioned by our Government, offered his tenants to buy their homes at a discount. None were interested with one exception - a single mother of 6 on benefits. As it would have been impossible for her to get a mortgage my friend offered a purchase to her guarantor and met with a flat refusal.

So for these homes to change from rental to owner-occupied, he would indeed need to evict all the families who would then most likely end up at the Council's doors asking for help. It might of course take them a while to actually get to the doors as the queue is so long already.

With so many landlords now selling up (as reported in the trade press) there is going to be a new wave of homelessness, but this will apparently not worry BoJo.

Oh nice one Gromit. Mr Gauke and his buddy Osborne have caused the Tories to lose my vote and several of my family members forever. And up until S24 I'd been a lifelong Conservative. This man defrauded the tax payer during the MP expenses scandal and only had to pay some of it back due to the time limit for offences. He should be thrown out of the Party.
